Workfile
The income, sales comparison and reconciliation sections of your small-multifamily narrative, drafted and back within 48 hours of a complete upload.
Every number traces to your inputs or to arithmetic shown in the file. The model writes the prose, never the math.

What you get back
A Word file with the drafted income approach, sales comparison and reconciliation sections and a one-page verification summary that shows where each number came from. It is a draft for you to edit, adopt and sign.
Income approach
The subject has 12 units. At the market rents supported by the rent comparables, potential gross rent is $194,400 a year. After the vacancy and collection allowance and other income, both taken from the appraiser's workbook, effective gross income is $187,080.
Operating expenses are stabilized as the workbook sets out and deducted from effective gross income, which indicates a net operating income of $133,926. The appraiser selected a capitalization rate of 6.0% from the market evidence. Capitalizing the net operating income at that rate indicates a value of $2,230,000, rounded.
Verification summary
- Every number in the excerpt above was traced to an input or to shown arithmetic.
- Potential gross rent, effective gross income, net operating income and the 6.0% capitalization rate trace to the rent roll, the operating statement and the workbook.
- Indicated value: $133,926 ÷ 0.060 = $2,232,100, rounded to $2,230,000.
Price

One report for one property, paid once. There is no subscription. If your property is out of lane, or we cannot deliver, you get a full refund.
Who it is for
Commercial appraisers who do small multifamily work. The valuation sections are written in plain appraisal prose from your own numbers and judgments, not poured into a template. You make the judgments and supply the comps and adjustments. The draft follows your numbers.
The lane is a narrative Appraisal Report on a multifamily property of roughly 5 to 50 units. Other property types and report formats are out of lane.
Questions
- Is this an appraisal?
- No. We are not appraisers, and we do not issue appraisals or opinions of value. What you get back is a draft of the valuation sections for a licensed appraiser to review, adopt and sign.
- Who signs it?
- You do. You review the draft, change what needs changing, adopt it as your own work and sign the report. You are solely responsible for the report and everything in it.
- What if my property is out of lane?
- You get a full refund. If the property is not small multifamily, or we cannot deliver for any other reason, we refund the whole price.
- What happens to my files?
- They stay in private storage and are never public. We delete your inputs and the Word file 90 days after delivery, or sooner if you ask, unless you tick the box on the order form that lets us keep your inputs to improve the service. See the privacy page.
- Which software do I need?
- None to receive it: the draft is a Word file. To fill in the Workfile workbook you need Excel or any app that opens .xlsx files.
